Buck’s offers a diverse collection of unique house plans. All of our plans are completely original. The collection covers are wide range of requests and styles. What these house plans do have in common is that they have all been permitted in California. Each plan comes complete with structural engineering, California Title-24 energy code documents and construction detailing. You can be confident that the plans that you purchase have been permitted and built under California’s stringent building code requirements and engineering regulations. Starting with one of our completed designs saves you time and money in plan accuracy, field construction and code compliance.

Start by Browsing through the beautiful photographs of these fine homes. Find a floor plan that fits your property or just find your dream home! You can immediately download a Study Set (11”x17” PDF file) that can be printed out. This small size (1/8”=1’-0”) floor plan and elevation is perfect for planning, comparisons, and preliminary cost assessment.

Order a full size (24”x36”) single set of Complete Construction Documents. This is the full-blown set of plans! Which include a detailed floor plan, elevations, foundation, roof framing, electrical plan and framing details and sections as required. These have been proven in the field and are ready to submit for builder pricing. Our completed projects have been engineered and include energy documentation.

If you are construction ready, order the Construction Package that includes ten sets of plans, three copies of the engineering and energy compliance. This package will provide everything you need to get competitive bids, compare prices and obtain material and lumber take-offs.

The designer has over twenty years of experience adapting spaces, ideas and dreams to the specific needs of clients.

The steps we use in our practice, assures our clients that each item of your wish list is included in the design. Each phase of the process is verified and every detail is considered as an integral part of the composition. Fundamental to each step is the effect that each area will have on the beauty and function of the whole house. A beautiful home is a pride and joy for all involved, and we work hard to get it just right for you.

The First step is to start with a wish list or collection of clippings, a room concept and a building site. The first phase of work is the Schematic Design. Here we study the relationship of the rooms to each other and to the site as a whole. This includes the views from within as well as the elements on the outside such as sun, shade and outdoor living areas.

Based on a good schematic, we move on to refine the design and lock in the room sizes and shapes. During the Design Development phase the floor plan, and rooflines are matched to elevations. This is where the structure really starts to take shape. You will see what the house will really look like. We use the latest software available to actually model your home in three-dimensions. We provide perspective drawings and full color, photo-realistic color renderings to show you exactly what your house will look like! The decisions you make here will include: areas that will receive cabinetry, spaces that fit with your furniture and elements of style for exterior finishes.

Your dream home then moves into the Construction documents phase. This is where the final design is drafted and approved, then the Structural Engineering and other supporting documents such as Energy Compliance and Fire-sprinkler design are obtained. Once everything is in order, the final permit package is assembled and ready to go to the Building Department. Finally, when the Building Permit is issued, you are ready to break ground on your very own, one-of-a-kind custom home!

We have extensive experience remodeling all types and styles of homes, apartments and offices. From old Victorian and classic craftsman to sleek modern homes we have the resources and know-how to accomplish your project.

We can come to your home and meet with you to better understand your needs and the condition of your home. We will assess the structure and propose a cost effective way to accomplish your goals. This sets the ground work for a proposal that will document your building as it exists, complete design work that incorporates your needs and wishes and then prepare construction documents for bidding and building permits.

We start by take measurements and photograph the residence. Then we prepare a rough draft of the existing elements. This scaled drawing is the basis for doing the design work. The preliminary design may be a hand drawn floor plan and quick sketches of how the elevations might look. Sometimes we get together for a Design Meeting in which we brainstorm how your needs might fit into the existing building as we overlay and sketch on the as-built plan.

Once we have the concept set in stone, we draft and model your changes in three dimensions so that you have a digital model of your house that we can look at from the inside or outside alike. Depending on the level of detail that you would like we can even render the model in full color for a photo realistic image of the proposed changes and how they fit into the existing structure. When you are confident that the design will fulfill your needs to the extent possible and within your budget, we will move on to prepare the construction documents. This is where the final design is drafted and approved, then the Structural Engineering and other supporting documents such as Energy Compliance and Fire-sprinkler calculations are obtained. Once everything is in order, the final permit package is assembled and ready to go to the Building Department. Finally, when the Building Permit is issued, you are ready to tear out the old and in with the new! Your house will never be the same again. We have transformed dozens of homes for a completely new and different look.
